What Banglarbhumi is, and why you will need an account

Banglarbhumi is the West Bengal government's land records portal, at [banglarbhumi.gov.in](https://banglarbhumi.gov.in). It is run by the Land & Land Reforms and Refugee Relief & Rehabilitation Department, Government of West Bengal, and it is where the state publishes Khatian records, plot details, Mouza information and the status of land cases.

This page is not the portal. Devikon is an independent publisher; we have no connection to the department and cannot act on any application. Everything below is a guide to using the official site, and every service named here is used on banglarbhumi.gov.in itself.

The fact worth knowing before you start, because almost nobody leads with it: you will need a banglarbhumi.gov.in account to get a record out of the portal. Signing up is free, and it is the step that stands between you and a Khatian.

What makes this genuinely confusing is that the portal does not stop you early. The menus open while you are signed out, and the District, Block and Mouza dropdowns fill in one after another exactly as they should. It looks like you are already through. Then you press search for the record itself, and the portal answers with its sign-in page instead of a result — no error, no explanation, just the login screen. Expect to sign in before you see anything.

These are the services people come to the portal for, and where each one sits:

• Know Your Property — the main Khatian and plot search
• RS-LR Plot Information — a plot across the RS and LR record generations
• Mutation Case Status and Conversion Case Status — where a case has reached
• Mouza Information — Mouzas with their JL numbers, for a chosen District and Block
• Query Search — lookup by query number
• Public Grievance — raising a complaint with the department

The five things people actually come here to do

Almost every visit to the portal is one of five tasks. Each one below gives the exact menu path, what the sign-in does to it, and where to read the full method.

• Check a Khatian or plot — Citizen Services → Know Your Property, or RS-LR Plot Information. Be signed in first. Select District, then Block, then Mouza, then enter the Khatian or Dag number. • Check a mutation's progress — Citizen Services → Mutation Case Status, which takes a case or application number. Mutation Status under Online Service Status is a different screen: the applicant's own view of what they filed through the portal. Expect a sign-in either way. Detail: checking mutation status.
• Get a Porcha / RoR copy — Citizen Services → Service Delivery → ROR Request, or Signed ROR/PI/PLM Copy(s) if you need the signed version. Login required, and chargeable. Detail: Porcha and RoR download.

What sits behind the sign-in

The honest summary is short: the account is the entry ticket, and the fee is a second gate behind it. Reading a record needs the sign-in but no payment. Asking the department to produce, sign or act on something needs the sign-in and generally a charge as well.

That is why an account you thought you could skip turns out to be the first thing to sort out. The portal's own instruction on the point is blunt — under Citizen Services it tells you *"Please Login and then click Citizen Services"* — but the menus and the location dropdowns keep working while you are signed out, so the instruction is easy to read as applying to somebody else's task rather than yours.

Behind SIGN IN, Citizen Services opens into four groups:

• Online Application — Mutation Application, Conversion Application, Warish Application, Land Revenue(Khajna) Application, Mobile Number update Against Khatian, Fees Payment
• Service Delivery — ROR Request, Plot Info. Request, Plot Map Request, Mouza Map Request, Signed ROR/PI/PLM Copy(s), No Due Certificate
• Online Service Status — Mutation Status, Conversion Status, Warish Status, Mutation Plot Khatian Status, Payment Status of Land Revenue (Khajna), Application No. Recovery ( Khajna )
• eChallan Application — eChallan Generation, which is the only item in that submenu
• Direct items under Citizen Services — GRN Search, Mouza Map Availability Details, Application/Report Reprint, RS-LR Information, Land Classification, Online Fees Calculator, Grievance Application, Grievance Status/Description

When the portal won't cooperate

It is a busy government portal and it has bad days. Three failures account for most of them, and none of them means your record is missing.

The site won't open at all — blank page, timeout, or a certificate warning. Usually load or maintenance, occasionally your own network. Working through it: Banglarbhumi site not opening.

The CAPTCHA keeps rejecting you — often it is not the CAPTCHA at all, but a stale session reporting itself as a CAPTCHA error. Refresh the image rather than guessing at an ambiguous character. Fixes: Banglarbhumi CAPTCHA not working.

The words you'll meet

The portal assumes you already know its vocabulary. Four terms carry most of the confusion, and each has a page of its own:

• Mouza and JL number — the revenue village and the number that identifies it unambiguously. Mouza names repeat and transliterate several ways, so you match the number, not the spelling: Mouza and JL number explained.
• RS and LR Khatian — two generations of survey record with separate numbering. A number from one will often return nothing against the other: RS vs LR Khatian.
• Dag number — the surveyed plot, as against the Khatian, which is a holder's record: Dag number explained.
• Katha, bigha, decimal, satak — the area units records are written in, which vary in meaning by locality: West Bengal land measurement units.

Spelling: Banglarbhumi, Bangla Bhumi, Banglar Bhumi

The name comes from Bengali — বাংলার ভূমি, "the land of Bengal" — and there is no settled English transliteration, so people type it several ways. bangla bhumi, banglar bhumi, banglarbhumi wb, banglarbhumi west bengal, banglarbhumi gov in, বাংলার ভূমি: these are all the same thing, and they all mean the one official portal at banglarbhumi.gov.in.

That matters more than a spelling note usually would, because the variants are exactly what the lookalike sites are built to catch. A large number of privately run pages target these spellings, and some are designed to resemble the portal closely enough to be mistaken for it. Some are harmless guides. Others collect personal details, or charge for lookups the government provides free.

The test is the domain. The official portal ends in .gov.in — and specifically banglarbhumi.gov.in. A .com, .in, .org or .net version of the name is not the government, however official it looks. Ours is not either: this site is an independent guide, which is why we send you to the portal for every action rather than asking you to do anything here.

If the record is wrong, the portal is not the answer

Reading is one thing; changing what you read is another. If the recorded name, area, share or classification is wrong — or the land is in a deceased relative's name, or a sale has not been reflected — that is a correction proceeding, not a website problem. It goes through the BL&LRO (Block Land & Land Reforms Office) for your Block, and where title or a dispute is involved, through an advocate. Nothing on a portal, and nothing we publish, substitutes for either.

A related point about what a lookup result actually is: it shows what the department has published. A mutation that has been applied for but not yet disposed of will not appear, so a recently sold plot can still display the previous holder. Check the case status before drawing conclusions from an unexpected name.

One last note, disclosed plainly because it is ours.
