The Khatian (also spelled khatiyan) is the Record of Rights (RoR) — the core document listing the owners of a plot, each owner's share, the plots they hold, the total area, and the land classification.
Dag / Plot number · দাগ নম্বর
A Dag number is the unique identifier for a single plot of land on the survey map. You look up a record either by Khatian number (owner-centric) or by Dag / plot number (land-centric).
Mouza & Mouza map · মৌজা

How does sign-in work?
You sign in inside the app with your own banglarbhumi.gov.in account, completing the portal's own CAPTCHA and SMS OTP exactly as you would on the website. Your username and password are kept in encrypted storage on your device so the login form can be pre-filled; they are never used to sign you in silently. You can sign out any time from Settings.
Does Bhumir Tathya work offline?
Yes. Any record you've viewed is cached on your device and opens instantly with no network, along with your bookmarks and recent searches. Cached records show a 'saved copy, updated X ago' banner so you always know how fresh the data is.
Is the generated PDF a certified copy?
No. The PDF reproduces the Record of Rights as the portal returned it, for your own reference or to share — but it is not a certified document and has no legal standing. Certified copies are a separate, paid service on the official portal.
How accurate and up to date is the data?
Records are fetched live from banglarbhumi.gov.in under your own account, so they reflect what the portal returns. Cached records may not reflect the very latest official data — pull to refresh for a live fetch, and rely on the official portal for anything authoritative.
Where is my data stored?
Your bookmarks, search history, and cached records are stored only on your device — there is no cloud sync and no shared, cross-user cache. Analytics, where collected, are anonymous and contain no names, account IDs, or record contents.
