By downloading, installing, or using Bhumir Tathya (“the app”), you agree to these Terms & Conditions. If you do not agree, do not use the app. The app is provided by Devikon Inc. (“we,” “our,” or “us”).
Bhumir Tathya is an unofficial, independent application. It is not affiliated with, endorsed by, authorised by, or connected to the Government of West Bengal, the Directorate of Land & Land Reforms, or the banglarbhumi.gov.in portal. All government names, marks, and the portal belong to their respective owners.
The official banglarbhumi.gov.in portal is the authoritative system of record. For anything official — certified copies, mutation applications, Khajna (land revenue) payment, or grievances — use the official portal, not this app.
The app helps you view land-record information that is already available to you on banglarbhumi.gov.in, by signing in with your own account and presenting the results as native, bilingual screens with offline caching. You are responsible for using your own valid account and for complying with the portal's own terms of use.
Record data is fetched from banglarbhumi.gov.in and is shown as the portal returns it. We do not create, verify, certify, or guarantee the accuracy, completeness, or currency of any record. Cached records may be out of date. Do not rely on the app for legal, financial, or transactional decisions — verify against the official portal and seek professional advice where needed.
Any PDF the app generates from a record is an unofficial reference copy only. It is not a certified copy and has no official or legal standing. Certified copies are a separate, paid service available on the official portal.
The app depends on the availability and behaviour of the banglarbhumi.gov.in portal, which is outside our control. Lookups may fail or be delayed if the portal is slow, down, changes, or expires your session. The app is provided on an “as is” and “as available” basis.
To the maximum extent permitted by law, Devikon Inc. is not liable for any indirect, incidental, or consequential damages, or for any loss arising from your use of, or reliance on, the app or the records it displays. The app is a convenience tool for viewing your own records; the official portal remains the source of truth.
Bhumir Tathya is free to download and use. If paid features are introduced in future, they will be clearly described before you opt in.
We may update these Terms from time to time. The “Last updated” date above reflects the most recent revision. Continued use after a change constitutes acceptance of the updated Terms.
These Terms are governed by the laws of India, without regard to conflict-of-law principles. Disputes are subject to the courts having jurisdiction in West Bengal, India.
